From Old Sink Out to Leak Test

A plumber joining a sink connects the hot and cold supplies through their isolation valves, the tap, the basket waste, the trap and the waste pipe. The finished job is then leak tested.

Each supply line runs through a small isolation valve. That valve shuts the water at the sink alone, so the rest of the house keeps running. The basket waste is the fitting that seals the drain hole in the bowl, and the trap beneath it holds a water seal against sewer gas rising back up the waste.

A dishwasher drains through a spigot on that waste, so any replacement waste needs the spigot if a machine is plumbed in. Tapware, wastes and connectors sold in Australia carry WaterMark certification and sit on the WaterMark product database. We check that before anything goes in.

Where a Kitchen Sink Leaks

Nearly every sink leak comes from one of five places: a trap or waste joint, the basket waste seal, the tap base, a supply connection, or the seal where the bowl meets the bench.

Each one leaves its own clue:

  1. A trap or waste joint

drips from the lowest bend under the bowl.

  2. The basket waste seal

lets water through the drain hole, often only with the plug in.

  3. The tap base

pools water around the mixer's foot.

  4. A supply connection

leaves a damp line running down a hose or pipe.

  5. The benchtop seal

lets water creep under the rim where bowl and bench meet.

A slow leak can hide for weeks. A cupboard base gone spongy, a musty smell or a water mark with no visible drip all point to one, so it pays to look under the sink now and then. Our flexi hose replacement work handles the braided lines under there when they wear out.

Kitchen Sink Work and the Form 4

Only a licensed plumber may connect a kitchen sink in Queensland, and the paperwork splits by what the job is.

Installing a fresh fixture, or shifting an existing one, is notifiable work in an existing home. No council permit applies, and the plumber lodges a Form 4 with the QBCC within 10 business days of finishing. The owner receives a copy, and the QBCC's online registers show a plumber's licence status and whether a Form 4 has been registered for the property.

Swapping like for like in the same position is simpler: minor work, still done by a licensee, with no permit and nothing to lodge. A kitchen renovation as a whole counts as notifiable work too, which our kitchen and laundry plumbing page explains alongside the appliance hook-ups.

Top-Mount or Undermount Sink

A top-mount sink rests on its rim over the cut-out, while an undermount sits beneath the benchtop and calls for an exact, sealed cut-out.

The two suit different kitchens:

  1. Top-mount (drop-in)

the rim sits proud of the bench and hides a rough cut-out, which suits laminate benchtops and keeps the fit simple.

  2. Undermount

clips or support brackets carry the bowl's weight from below, the cut-out edge stays visible, and that edge needs to be exact and sealed with silicone.

If a new mixer is part of the plan, our tap replacement service covers choosing and fitting one.

Like for Like or a New Position

Where the bowl goes and what has to reach it sets the price of the work. The drivers are whether the sink stays in its old spot, whether fresh water or waste points are needed, the room under the bench, the benchtop material and the tap and fittings you choose. Once we have seen the job, the figure arrives as a fixed quote before any work starts.

A like-for-like swap is the quick job: the pipework already lines up and the benchtop stays untouched. Shifting the sink, or adding a second bowl where there wasn't one, means new supply and waste runs and more time under the cabinet.

Area-level building approvals counted 146 new dwellings in 2021-22 around this part of the coast, so plenty of local benchtops are recent enough to be worth a careful fit rather than a full rip-out. Kitchens along Kooringal Way and the other streets of the 1990s and 2000s boom often show the reverse: sound cabinets, tired bowls and connections that have corroded quietly for twenty years.

Kitchen Sink Questions From Sandstone Point

Call (07) 3523 7172

How is a kitchen sink installed by a plumber?

The plumber isolates the water, takes out the old bowl and tap, then joins up the new sink's supplies, tap, basket waste, trap and waste pipe. Every joint is leak tested before the cupboard closes.

Do I need a plumber to put in a kitchen sink?

Yes, in Queensland the connections are regulated work. The QBCC's owner summary names fixing or replacing sinks as a job for a licensed plumber or drainer, and no sink task sits on its unregulated list.

Can I install a kitchen sink myself in Sandstone Point?

No, the supply, waste and trap connections all need a licence holder. Home owners may only do the few jobs on the QBCC's unregulated list, such as swapping a tap washer or jumper valve.

Who arranges a kitchen sink replacement in a Sandstone Point rental?

The owner or property manager arranges it, since the tenancy law puts them under a duty to keep the place in good repair. A tenant wanting a fixture attached needs written approval on a Form 23 first.

Does replacing a kitchen sink need a council permit in Sandstone Point?

No, a like-for-like swap is minor work needing neither a permit nor a Form 4, and even a relocated or additional sink is notifiable work that skips the council permit. Apartments and combined drains are the exception, so ask the plumber.
