Tap Repairs
Spout drips, weeping handles, stiff spindles and leaks at the base, from a townhouse off Carpenter Way to a villa on the rise:
Few fittings in the house get handled as often as taps and toilets, so their faults show up early. Tap and toilet repairs Sandstone Point homeowners book with us usually mean one worn part swapped for a new one, not a whole fixture. Local Sandstone Point Plumbing handles both ends, from a weeping spout to a cistern that will not stop filling.
If we're late, $100 comes off your bill

Queensland law places nearly all of this work with a licensed plumber, and every job we take is done by one. The suburb's homes mostly went up through the 1990s and 2000s, so plenty of original fittings are decades old now.
A tap that stiffens a little more each year is one of the most common calls we get. The Sandstone Point page lists the full range of plumbing work we cover across the suburb and the bayside streets around it.

Most drips, running cisterns and slow fills are repairs to a washer, a cartridge or a valve. Once the porcelain or the tap body itself cracks, the fixture is beyond repair and the swap begins.
The usual jobs break down like this:
a spout drip generally ends with a new washer, or a scored valve seat dressed smooth.
a dripping mixer most often needs its ceramic disc cartridge renewed.
a new inlet valve paired with a fresh outlet washer cures most leaks into the pan.
damage to the body or the porcelain ends the repair conversation.
When one fixture needs repair after repair, we quote the renewal too, because the long-run sums can favour it.

Only the home occupier may do a short list the QBCC treats as unregulated, and everything beyond that list needs a licensed plumber. The exempt items are the washer inside a tap, called the jumper valve, and the washers inside the cistern: the drop valve, the float valve and the suction cup.
No licence, permit or reporting applies to those few parts, though the finished job still has to comply with the plumbing code. Repairs and part swaps on a fixture are minor work, carried out by a QBCC licensee with no permit involved.
Putting in a brand-new fixture, or moving an old one, is notifiable work. The plumber reports it to the QBCC on a Form 4 within 10 business days and gives you a copy.

Water Efficiency Labelling and Standards (WELS) is the scheme that registers each product and rates its water use in stars shown on the label. Two sets of numbers hang off those stars, and both catch owners out.
Each fixture needs WaterMark certification alongside its WELS registration before a licensed plumber can lawfully install it. Then these rules apply:
houses, townhouses and sole-occupancy units built new need a dual-flush cistern rated 4 stars or better, with taps and showerheads at 3 stars or better. Renovations are exempt.
before a Queensland owner can bill a tenant for all water, every indoor cold tap, mixer included, over a basin, a kitchen sink or a laundry tub is capped at 9 litres a minute. The toilet's full flush is capped at 6.5 litres, the half flush at 3.5, and the average flush at 4.
Bath and garden taps, and the feeds to washing machines and dishwashers, sit outside the rental cap.

No, Unitywater's concealed leak adjustment never covers water wasted through a dripping tap or a faulty cistern, so the owner wears the cost. Hot water systems and other appliances are excluded the same way, and the property owner holds responsibility for leaks on the lot.
A slow drip can shed thousands of litres over a year left alone. At the last census, 59.9 per cent of households here owned their homes outright, so most of that wasted water bills straight back to the household. The boundary sits at your water meter: Unitywater keeps the street mains up to it, and every pipe and fitting from the meter inward belongs to you.
Local Sandstone Point Plumbing splits this work across four pages, one per fixture and setting:

Spout drips, weeping handles, stiff spindles and leaks at the base, from a townhouse off Carpenter Way to a villa on the rise:

Cisterns that run or fill too slowly, weak flushes and worn connections where the pan meets the floor:

Picking and fitting new tapware once repairs stop paying for themselves:

Garden and hose taps, including the foreshore homes near Oxley Place by Memorial Park, where salt air eats fittings fastest:

Yes, for the QBCC's unregulated parts only: a tap's jumper valve or washer, and a cistern's drop valve, float valve and suction cup rubbers. The finished work still has to meet the plumbing code, and swapping the whole fixture is licensed work.
Yes, the QBCC's own guide names tap replacement as work outside the home owner list. A new fixture such as a toilet goes further again: it is notifiable work, reported on a Form 4 within 10 business days.
No, its concealed leak adjustment leaves out water lost through dripping taps, running cisterns and appliances, and that loss lands with the owner. Pipes from your meter inward are the owner's side as well.
